Skills you Need Flip Properties

By Erin Cureton

Drywall/ Plaster Repair In the city where I do most of my rehabilitation work, all the houses are 90 to 100 years old. Cracks and holes in the plaster are common. Often, holes in ceiling plaster are the result of water infiltrating either from the roof, or from a split plumbing line. Holes in walls are often the result of vandalism, but could be the sign of more serious foundation issues. Once the root cause is fixed I normally patch the area with inch drywall. Perform this task by placing a piece of inch drywall over the hole (lathe must be present behind the drywall). Secure the drywall to the hole with at least 2 drywall screws. Insert your rotozip near the edge of your hole and cut the drywall by pressing the rotozip blade against the remaining plaster. Once your piece is cut, secure it with multiple drywall screws, mud the gaps, tape, re-mud then sand to a smooth finish.

Basic Potable Water Pipe Repair If you are working on a foreclosed home that has sat over the winter it is important to inspect for burst water pipes in the basement and walls. The hardest part of the repair is finding all the leaks. You do this by turning on the water, listening for falling water, then visually inspecting where the water is coming from. Once you find the leak, cut out the broken or leaking section of pipe and cut a section of new pipe to replace it. Rough up the end of the old and new sections of pipe with your sandpaper. The easiest fix is to buy a Shark-Bite coupler and push into place. No flame is required for this repair..

Drain Repair Clogged drains are a very common problem. When a working drain gets clogged, Draino or a quick snake will often do the trick. If that doesn't work, unscrew the drainpipe and inspected for clogs. In a vacant house, a clog can become impenetrable. If you encounter such a clog, you need to cut it out and replace that section of drain. Once the clog is cut out, cut a similar length of PVC pipe to replace it. Either connect the new pipe to the old with PVC connectors or with a fernco connector. If you use the PVC connectors make sure that you clean the old pipe thoroughly and apply PVC cement to ensure a proper seal. Many plumbers apply pvc cement or pipe dope even if the pieces they are putting together are threaded.

Replacing Light Fixtures Remove the old fixture by unscrewing the wire nuts or by cutting the wires. Strip off a section of the wire casing and attach you new fixture with wire nuts. Be sure to tape off any exposed wire with electrical tape. Since each fixture will come with its own set of instructions, be sure to read those instructions thoroughly to insure proper installation. Electricity can cause severe injury if you do not follow instruction implicitly. You should always use an amplitude meter to insure that power is off to the fixture to avoid electrocution.

Window Installation Carefully remove the old window, making sure not to damage the wood frame. Once the window is removed place wood shims on the sill and level the shims. Once the shims are level secure them in place with screws (drilling pilot holes will keep the shims from splitting). Put the new window in place. At the sash, place more wood shims between the wood frame and the window to fill that gap, and then secure the shims in place by screwing through the window frame and into the wood frame. Repeat this step about six inches from the top and six inches from the bottom of the sides. Once the sides are secure, make sure you can easily open and close the window. Fill the gaps around the window with expanding foam insulation.

Refinishing Wood Floors Almost every house I buy has stained, smelly tattered carpet covering stained hardwood floors. Rather than re-carpet the floors, I like to refinish the hardwood. First remove the old carpet. Then remove all of the tack strips, staples, nails and quarter round molding. Once the floor is clean, run your drum sander with the grain of the wood. Make sure that you get a thorough explanation from the rental yard on the operation of the drum sander and that you understand it completely before you begin this project. Working a drum sander is a lot like working a self-propelled lawn mower. It is very important that you keep the drum sander moving at all times though. If you leave it sit it will quickly eat into the floor. I start with 36-grit sandpaper, then 80-grit, and then 100-grit. Once the main body of the floor is sanded, do the edges with an edge sander using the same grits of sandpaper that you used on the main floor. When all the sanding is complete, sweep the floor, and then vacuum the floor. After vacuuming, I suggest a damp mopping. Once the floor is dry apply your choice of stain, Allow to dry then coat with 2 - 3 layers of polyurethane. Replace the molding.

Laying Tile Start by removing the old coverings whenever possible. Once the old covering has been removed put down a cement backerboard over the entire area to be tiled. Fill in the joints of the backerboard with mortar. Begin tile installation by troweling on a thin application of mastic over a three to four foot area. Set the tile in place and push gently to secure the position. Continue in this fashion until the tiles are all in place. Allow the mastic to dry for 24-hours before grouting. If you are laying a natural stone tile be sure to seal the tile prior to grouting. If you don't, the tile will appear hazy. Remove all tile spacers. Mix the grout and push the grout into the seams using a rubber float. Immediately wipe up excess grout with a damp sponge. After an hour or so, wipe down the tile with a piece of cheesecloth to get rid of the haze on the surface.

Texturing a Ceiling Ever wonder how those skilled craftsmen got your ceilings textured so randomly yet so perfect. It's easy, and there is very little skill involved. Dip a paint roller with a long (4 foot) handle into a bucket of top-coating mud. Roll the mud onto the ceiling. Cover a ten-foot by ten-foot area. Push your texturing brush into the mud and pull back quickly to create a random (yet perfect) dimple pattern all across your ceiling. After it dries finish by painting with a white ceiling paint. (Note: This project can be messy. Either do it before you put your floors in or cover them completely. )

Painting a Room Two tools that will make painting a room faster, easier and produce a better result are an orbital sander and a power sprayer. Use the orbital sander to smooth out any surface imperfections. Once the walls are smooth, start spraying. First, spray the walls, and ceilings with a coat of latex based primer. Next spray your ceiling with a white ceiling paint. Then spray your walls with a flat paint. Flat paint is the best choice for hiding small imperfection in your walls surface. Be sure to follow the sprayer with a roller to produce the best results. For a great finished look, be sure to apply a fresh coat of white semi-gloss paint to all trim.

Landscaping The exterior is the first impression people will get of your house. Take time to remove all the overgrown 1950's era plants and replace them with smaller more modern looking plants. After removing the old shrubs, cultivate the bed and mix in organic materials like manure, compost or peat moss. Arrange your new plants on top of the beds. Once you are happy with the arrangement, remove any burlap or plastic and plant them. Be sure not to bury the root balls of shrubs. You want to plant the shrub with just a little of the ball showing above the ground surface. Follow spacing instruction on the containers so that your new landscape doesn't look like overgrown in two years. After planting the large landscape in this fashion, take time to plant flowers around your new plants and enjoy your new look.

Do You Want You and Your Boyfriend to Get Back Together?

By Ricardo d Argence

You want you and your boyfriend to get back together. Do you feel lost without him? Are you feeling lonely now that he is gone? Are you desperate to get him back?

Consider changing your approach towards him and the relationship if you want you and your boyfriend to get back together. He may have panicked if the relationship moved along to quickly and marriage was on the horizon.

Perhaps he felt lacking in personal space or smothered in the relationship. He may have felt totally out of control of his plans for the future. Maybe, he felt some pressure from you and needed to back away from the relationship.

Hopefully this is the case but if you push too much it very well could be. If what you want is you and your boyfriend get back together you have to be aware of this.

Your boyfriend may be like many males and thrive on being independent. They need their space from time to time. While the idea of marriage and commitment may have seemed appealing to them for a moment, reality could have set in and now they are feeling trapped. Males very often need to feel in charge. They need to feel in charge of not only themselves, but of situations.

If things start getting fast they don't feel so in control anymore. Once marriage or long term commitment starts getting discussed it is easy to feel that you are getting sucked into something if you don't feel ready. If they feel they aren't ready, they most likely aren't. If they feel like they are getting pushed down a road they don't think they want to go yet, they may push themselves away.

If he is not ready, he has left the relationship and you want, you and your boyfriend to get back together you have to keep it a secret from him. Do not show him that you are sensitive about the breakup or wanting to get back together. Do not try to force him down that road. Willingly walking that road together is what you want. Let him take the lead. He needs to feel as though it is his idea to choose the direction. When he is ready and he wants too, he will. You cannot fix the problem by forcing it.

Because there is no direction, you are dealing with your breakup. You may consider this the right time to return in that direction, although he may not be anywhere around now.

If he has any desire to talk with you and you are still on a friendly basis, just be available, but not too available. If he is going to call you, make it seem like you are hard to get on the phone. If he wants to make some plans with you, turn him down at first but ask for a rain check. The goal is to make him seem like he is pursuing you. Let him be in the hunt.

Let him hunt for you; remember sometimes the things you most want are those things that are hard to get. Those things are most often those, which are most wholeheartedly sought. Let him go in for the kill, you will both enjoy it.

You want him to commit and if you make yourself someone worth hunting and let yourself be hunted and not necessarily caught, you may see you and your boyfriend get back together.

Safe And Proper Use Of A Wood Splitter

By Don Bethune

It cannot be argued that wood is part of our every day lives. The reason is that wood, wood pulp and wood related properties can be used in a variety of applications. From ancient times to the present, wood has been used to build homes, keep us warm and even formed into cooking utensils. In order to better utilize the wood, however, people found it better to first split the wood and process it into appropriate size.

Wood is integral to many aspects of every day life. We use wood to fulfil a variety of needs. From the earliest civilizations to present day, people used wood to construct their homes, to build and feed fires, for ornamental purposes, working tools such as wheelbarrows, rakes and other items. Obviously you cannot use the entire tree in many instances to utilize the wood. It has to be sized down and shaped for use. To size it down, the log has to be split one or more times.

One way to process the wood and reduce it into the appropriate size is by using a wood or log splitter. Before purchasing one, however, it is important to understand the splitteras operation. Without that understanding, using a splitter can result in not only the failure to make the necessary size wood pieces but also cause injury to the person using it as well as those nearby.

Prior to using any splitter make sure you are dressed appropriately. This means covering your body completely and making sure the clothing does not have any loose or hanging material to get caught in the splitteras saw. You should wear protective gloves as well. Proper dress will avoid cuts and bruises from flying debris as the wood is split. Once you are wearing the proper clothing and gloves, you can proceed to learn how to operate the machine itself. There are different types of wood splitters to consider purchasing.

One variety of wood splitters are those that operate vertically. For those units you insert the log in the machine in a vertical manner to split it. Another variety of wood splitters are those that operate horizontally. For those units you insert the log in the machine in a horizontal manner to split it. It is particularly important to place the log in to the machine according to the type you have prior to any use.

These splitters are very heavy and you may need to take this from one place to another. So you have to know how to move it. All of the common splitters may have wheels so that the machine can roll over it. But you have to see that it has a handle at one end. Hence you have to pull the handle by leaning towards the machine. Thus you can lift it and then the machine can be moved on its wheels.

In addition to proper clothing and gloves you should also wear protective goggles or glasses to avoid injury to your eyes and face from flying debris. Operating the machines is quite simple. They are generally powered electrically. Once you plug the unit in, it will have standard On, Off and Reset switches to turn it on and off for operation. You take a position in back of the unit sitting down to operate it. Now you are ready to split the logs.

You can put the log on the machine and the blade of the machine will split it into two pieces. Then you have to remove it. If you want to convert it into further pieces ,that piece of wood can again be put on the machine. Thus you can easily split your log.

Catching the Surf in Australia

By Damian Papworth

When surfers think of a holiday destination, few parts of the planet are quite as enticing as Australia. All over the world, everybody knows that there is hardly a better place to be than Down Under to catch the most amazing, glassy waves the oceans have to offer. Practically every section of Australia's coast-excluding areas naturally protected by harbors, bays, etc.-has world-class surf conditions to boast of, making a trip to Australia an absolute must for all surfing fanatics.

Surfers generally tend to avoid the northernmost part of Australia, simply because the waters here are full of the kinds of jellyfish that could turn a surfer's vacation into a very different, less enjoyable experience, as well as the fact that these shallow tropical waters don't offer the same sorts of waves to be found elsewhere.

Thankfully, the rest of the national shoreline incorporates thousands of miles of beach rife with ideal surf spots ready to furnish surfers the ride of their life. These uncounted miles of coastline offer some extraordinary beach and reef breaks all along their extent. From the warm waters off Australia's western shores to the chillier waters off its southern shores and the very popular and visited waters of the eastern coast, there are tons of places where any surfer will be able to make their dreams come true.

Western Australia is a surfer's mecca, with summer temps well over 100 degrees (Fahrenheit) and the water getting up there, too! The clear waters of the Indian Ocean are too inviting to pass up, and the tubes loom large at well over 6 feet in many cases. Among the best destinations for surfers to check out in Western Australia, it's recommended to go to Albany, Esperance, and especially the area where the Margaret River flows into the Indian Ocean.

In South Australia, the chilly water currents coming up from the Antarctic Sea create fabulous and even intimidating swells, just the sort of stuff true surfers crave. Getting to the various beach spots is a bit of a challenge given the remoteness and difficult terrain in many places, for which reason having a local guide and/or a 4WD vehicle become a good idea. South Australia's best spots for surfing include Eyre Peninsula and Yorke Peninsula, places which the surfers from the capital city of Adelaide and other areas flock to en masse.

Moving farther east, Victoria has a long and gorgeous coastline that has many of the same natural characteristics as South Australia, especially the chilly waters, making wet suits a wise idea in both cases. Despite the chilliness of the sea, surf conditions are once again optimal in this area, and again it is crucial to be able to count on the knowledge of a local to help guide you to the best destinations. Stay alert for such surf destinations as Phillip Island, Bells Beach and Torquay, clear favorites among local surfers. To get the most out of Victoria's coastline, simply travel along the Great Ocean Road which covers over 100 miles of shore.

Moving back towards warmer waters, the beaches of New South Wales are a little more trendy and frequented but the surf conditions are still at their best, such as the spots around the city of Sydney and more remote places like Lennox, Byron Bay and Angourie.

Farther north still, Queensland has such ideal surd destinations as the Gold Coast to speak of. Surfing is a way of life around here, and beach names like Surfers Paradise pretty much explain themselves as a result. In Queensland's upper reaches, surfers can even get a glimpse of the natural wonders of the Great Barrier Reef, a rare and precious natural jewel unlike any other in the world.

To finish, surfers with truly brave hearts and iron wills can go down to Tasmania for some rugged surfing destinations. Once again, the water is nice and cold, and surfers are better off searching for beaches along the eastern portion of the island where accesses are easier to be found.
